Redhawk Homeowners Association of Pueblo, Inc. (hereinafter, the “HOA”) is a Colorado nonprofit corporation incorporated on November 21, 2001. The purpose of the HOA is to operate the Redhawk community in compliance with the legally binding agreement for maintenance of the community entered into between its developer and the City of Pueblo when the community was approved for development while promoting the health, safety, welfare, and common benefit of its residents.
In March 2001, Ridgegate North, LLC and Heritage Homes, Inc., developers of the Redhawk subdivision, entered into the aforementioned legally binding agreement with the City of Pueblo, in return for which the developer was allowed to proceed with the development of the neighborhood each of us now lives in and calls home. In summary, this agreement required the developer to incorporate the HOA, provide for funding of HOA responsibilities through the establishment of annual HOA assessments (dues), and prepare a document defining the conditions, covenants, restrictions, and easements (CC&Rs) each homeowner must agree to comply with before purchasing their home in the community.
The Redhawk community is comprised of 156 single-family homes along the following streets.
- Buchanan Dr, Goldking Rd, Homestake Ln, Landmark Dr, Pioneer Pl, and Silverqueen Rd
- Landmark Dr - All homes except 5003 to 5011
- Pioneer Rd - 5017 to 5032 only
The HOA is responsible for landscaping maintenance of the following areas:
- 1 undeveloped lot on Silverqueen Dr
- Retention pond on Silverqueen Dr
- the rock area on either side of the walkway starting at the corner of Silverqueen and along Ridge Dr
- The rock area along Outlook Blvd between Ridge Dr and Landmark Rd
Additionally, the HOA is responsible for the upkeep of all the trees, bushes and irrigation lines along Outlook Blvd between Ridge Dr and Landmark Rd.
Each homeowner in Redhawk was made aware of and agreed to abide by the legally binding covenants and restrictions of the HOA at the time they purchased their residence. Each homeowner also agreed to pay their annual HOA assessments on a timely basis. If you would like to review the disclosure notifying you that you were buying a property subject to CC&Rs, look for the HOA-related documents provided by the title company at the time of closing. During the event that your title company fails to provide this documentation during or prior to closing, the homeowner is still responsible for paying association dues in a timely manner and abiding by the HOA CC&Rs.
